1.        Executive Responsibility for the letting of properties and occupancy support to tenants across their portfolio of projects, ensuring that occupiers’ needs are well served at each stage and that as many as possible achieve certification to the Low Carbon Workplace standard2.        Engage with large occupiers to understand their accommodation strategy, priorities and challenges in the medium term such that our client can supply them with a stream of office buildings that meet their accommodation and carbon requirements; source smaller occupiers with the same needs, to take shared space when it occurs. Maintain a near- and mid-term pipeline of potential occupiers3.        Work closely with the Development Director to assure both the financial and carbon viability of all potential  projects4.        Lead the contractual relationship and support for all occupiers through leasing, move-in and subsequent occupancy including, for each asset:a.        negotiate and close financial and lease terms, and sign a joint “Low Carbon Charter” that sets out the obligations of our client as landlord and the occupier as tenantb.        assist occupiers with low carbon ‘Cat B’ fitouts, equipment purchase and move ins, arranging for the profitable undertaking of these activities on behalf of occupiers if requiredc.        on move-in; educate and train occupier facilities personnel in how to operate and adjust their building’s environmental controlsd.        establish occupier’s in-house Carbon Management System, with provision of both technical energy consumption analysis and employee communication and engagement activities as requirede.        support to occupiers as necessary as they undergo certification to the Low Carbon Workplace standardf.         seasonal re-setting and maintenance of plant and equipmenti.e. provide excellent service to occupiers to promote the deepening of their relationship and involvement with LCW.5.        Arrange the finalisation and issue of the Low Carbon Workplace standard, including recruiting and maintaining an Advisory Committee for its rigour and upkeep6.        Oversee the development and upkeep of a number of supporting guides and tools to assist occupiers, including Low Carbon ‘Cat B’ Fitout Guide, Equipment Buyers’ Book and Low Carbon Management System templates7.        Establish the Occupiers team as the internal experts on carbon emissions ‘in use’ to the Board

8.        Establish and ‘own’ the Brand, website and other communications assets; manage campaigns that promote the company appropriately

 

 The Occupancy and Marketing Director is one of 4 key members of the Management Team that will change the way the property industry perceives carbon as an addressable issue. A multi-skilled individual is sought to source and contract with occupiers to Low Carbon Workplaces, then provide them with close support in moving to and occupying their building, through to certification to the Low Carbon Workplace standard. Skills ·         Strong working knowledge of all aspects of office occupancy, including leasing, moving, re-stacking, fit-out and in-use occupancy and management·         Understanding and interest of sustainable best practice occupancy within buildings·         Appreciation of the people aspects of behavioural change and how this can be delivered·         Insight into the marketing and selling of service solutions·         Commitment to and expertise in employee engagement post move-in, with associated leadership, communication and change management requirements·         Strong financial and commercial awareness·         Good public speaker; experience of presenting at public events·         High level connections with (or access to) occupying organisations·         Have led, managed and negotiated multiple service deals, ideally within the office accommodation market·         Track record of servicing and retaining customers in buildings-related services (e.g. tenants, facilities and building services).·         Proven record of recruiting and managing multi-disciplinary internal and external teams·         Evidence of successfully having supported occupiers post deal·         Degree-qualified (or equivalent), likely within an engineering or surveying discipline ·         Appreciation of the implications of carbon emissions reduction targets on the property sector and how these might be delivered·         High level connections with (or access to) occupying organisations·         Have led, managed and negotiated multiple service deals, ideally within the office accommodation market·         Track record of servicing and retaining customers in buildings-related services (e.g. tenants, facilities and building services).·         Proven record of recruiting and managing multi-disciplinary internal and external teams·         Evidence of successfully having supported occupiers post deal ·         Degree-qualified (or equivalent), likely within an engineering or surveying discipline Our client is a high profile London based organsisation whose business refurbishes existing offices to high sustainability standards, so they can operate with very low in-use carbon emissions. Our client lets its buildings at market rents to engaged occupiers which it supports in their carbon management efforts. Occupiers who achieve good in-use emissions performance are certified to the rigorous Low Carbon Workplace standard. Our clients proposition is initially targeted at office-based organizations, whose accommodation emissions represent a significant part of their environmental footprint and for which there are a number of key commercial drivers to occupy such space: ·         Brand credibility and environmental credentials – increasingly a key business requirement for customers, employees and other stakeholders;·         Regulatory compliance, including the Carbon Reduction Commitment; and·         Benefits from reduced operational costs with increased employee productivity Provision of low carbon offices to date has been primarily restricted to a very small number of flagship new build projects. Low carbon refurbishment of existing office buildings represents by far the most significant opportunity to satisfy occupier demand. Our client has an innovative business model and strong, credible environmental credentials arising from its excellent parentage, and is in the closing stages of raising substantial development capital to refurbish up 30 buildings nationwide over the next 5-7 years.
